Park & Polk is a mixed-use apartment building by Jonathan Segal, FAIA. It's located between the neighborhoods of Hillcrest and University Heights in San Diego, CA. The building site sat unoccupied as a fenced dirt lot for nearly 10 years until Jonathan Segal, FAIA acquired the land. Park & Polk features 43 residential lofts for rent, 4 low-income affordable units, 7 office studios, and ground floor retail spaces. On the rooftop, residents can enjoy a large outdoor common area including a BBQ, olive trees, and expansive views of the city.
The building was designed in the shape of an "H", allowing light to flood into the units from many angles and creating exterior views for its residents. The cube form of the building was made by connecting the "H" legs to each other using bridges spanning nearly 80 feet.
The hallways all have natural ventilation and lighting and the building’s core power usage is fully offset by a large solar panels on the rooftop. On the north side, a massive above-ground planter is dedicated to natural drought tolerant grasses and an olive tree that filters all water that comes into contact with the site.
